About These Terms
These terms apply to your use of nandnrealestateventures.com and to the phone calls, text messages, and emails you exchange with N&N Real Estate Ventures LLC, a California limited liability company that owns and manages residential rental property in Santa Clarita, California.
By contacting us or using this site, you agree to these terms. If you do not agree, please do not use the site or contact us through it.
SMS / Text Messaging Terms
Program description
N&N Real Estate Ventures sends conversational text messages to people who contact us about our rental properties. Messages are one-to-one replies from a real person about a specific property or inquiry — for example, answering a question about a listing, confirming a showing time, or following up on a rental application. This is not a marketing or promotional program and we do not send advertising by text.
How consent is obtained
Consent is consumer-initiated only. People get our phone number from a yard sign posted at one of our properties or from a property listing, and they text us first. By texting us, you consent to receive text message replies from us at the number you used.
We do not buy, rent, or upload phone number lists, and we never message anyone who has not messaged us first. There is no web form, keyword campaign, or third-party list involved in obtaining consent.
Message frequency
Message frequency varies. Because our messages are replies within an ongoing conversation, the number of messages depends entirely on how much you write to us and how many questions you ask.
Cost
Message and data rates may apply. We do not charge for text messages, but your mobile carrier may, according to your plan.
Opt-out
You can stop receiving text messages from us at any time by replying STOP to any message. We also honor STOPALL, UNSUBSCRIBE, CANCEL, END, and QUIT. After you send one of these, you will receive a single confirmation message and then no further texts from us. You can start again later by simply texting us.

Carrier disclaimer
Carriers are not liable for delayed or undelivered messages. Delivery is subject to your carrier's network and is not guaranteed.
Privacy
Mobile information collected through text messaging is handled as described in our Privacy Policy. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.
Property Listings and Availability
We work to keep property descriptions, photographs, pricing, and availability on this site accurate and current, but listings are provided for general informational purposes and may contain errors or become out of date. Square footage, room counts, features, and amenities are approximate and should be independently verified.
Nothing on this site is an offer to lease. Listing a property here does not guarantee that it is available, and pricing, terms, and availability are subject to change without notice. A tenancy exists only when a written lease is signed by both parties.
Applications and Screening
Rental applications are subject to our screening criteria, which are available upon request. Submitting an inquiry or an application does not obligate us to approve it or to hold a property.

Limitation of Liability
This site and its contents are provided "as is" and "as available," without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, or non-infringement.
To the fullest extent permitted by law, N&N Real Estate Ventures LLC and its members, managers, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits or data, arising out of your use of this site or of any communications with us — including any delayed or undelivered text message or email. Nothing in these terms limits any right you have under the lease agreement for a property you rent from us, or any liability that cannot be limited under California law.
Governing Law
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute arising out of these terms or your use of this site will be brought in the state or federal courts located in Los Angeles County, California, and you and we consent to that venue.
Changes to These Terms
We may update these terms from time to time. The revised version will be posted on this page with a new effective date.
